Q: After 5 years in business you sold Log4Real in early September 2017. What were the reasons?
Christian Bischoff:
Because of my sustainable national and international business contacts Log4Real was proceeding very well and we had numerous major projects. But within our Joint Venture with the Zech Group I have been forced to realise that we have fundamentally different understandings of commitments, agreements and managerial responsibility in general. Especially to investors and customers confidence is an essential asset that must be handled with care. The rapid crash of Log4Real after my exit clearly shows that my decision was absolutely right. In our industry character and experience count. After I sold Log4Real and to my utter surprise the company was resold to a Dutch distressed asset manager located in Bremen, while this sales contract has been notarized and signed by the Zech Group directors Kai Höpfner (MD at Zech Management) and Heiko Rücker (corporate lawyer Zech Group). That is not fair and I feel sorry for the employees – they don’t deserve such a sort of management.
Q: Your name stands for success and reliability. Let’s talk about your perspective for the future.
Christian Bischoff:
Our new project – the LLI Project GmbH – has taken over all project development activities with a broadened exciting focus: we have defined the asset class Light Industrial new, as we integrate the productions machines now into sheds, which have been and will be build according to latest construction standards of the asset class Logistics. As modern production processes are almost fully relying on first class material flow capabilities, our approach delivers best in class operational results combined with high 6- or 7-digit savings in the operating costs of modern production facilities compared to the old ones.
In June 2017 already we started our broker, logistics consultant and franchise network Big box & More GmbH. The business model is based on the warehouse within its supply chain situation uncovering all cost and organisational optimisation possibilities, which a sole focus on a warehouse would never show. With landsuccess24 GmbH we started developing specific plots of land into the right zoning by driving the entitlement process ourselves.
Q.: You sound really excited by this new setup.
Christian Bischoff:
Yes, I am as the market for Logistics and Light Industrial offers a lot of opportunities and already in Germany has an enormous volume per year. Just imagine, that leasing up a 20.000 sqm shed only gives us a market share of 0,3 % of the German market for Logistics real estate. Now imagine the market potential in whole of Europe, with we start working on with our Dutch daughter company. Our fist project near Rotterdam we will already sign on Expo Real. After the end of the cooperation with the Zech Group a lot of old business contacts have been established new and new ones came on top due to the increased public awareness of our business activities. I am thrilled, that we as a team can focus again on the market and each of our valued customers.
